Meet Laurie Bell, Broker/Appraiser
Laurie Bell is an Exclusive Buyer's Agent, which means she works for you -- the buyer -- and never represents sellers or takes listings. A member of the National Association of Exclusive Buyer's Agents, she has many like-minded colleagues across America. But unlike some, who became buyer's advocates only in response to consumer activism, Laurie has been a buyer's agent from day one. Actually, she was one of the first Exclusive Buyer's Agents on the East Coast!
Laurie says "There are a number of advantages to using a buyer's broker to buy property," the biggest one being "the ability to get the best possible price" for the buyer. As an Exclusive Buyer's Agent, Laurie negotiates on behalf of the buyer but never discloses the buyer's profession, income or buying strategy to the seller. Another advantage is that Laurie and Balch Buyer's Realty take NO listings and are free to show any property -- even those For Sale By Owner -- if it's suitable for the buyer.
Real Estate Appraiser Laurie, who is a state-licensed real estate broker in both New York and Connecticut, has been a RealtorŪ and member of the New York State Association of Realtors® since 1993. But Laurie has been a New York licensed appraiser even longer, since 1991 when she signed on with CAS Appraisals in Mamaroneck, where she's still on staff. For buyers that's a big plus. Who better than an expert appraiser to determine value and to point out problems that the average consumer might "miss or not find out until a very late stage in the purchase?"
Town of Southeast Assessor
Just as Laurie's credentials as a broker go beyond the ordinary, she is also better trained and more qualified than the majority of real estate appraisers. In 2004, she achieved the IAO designation awarded by the New York State Chapter of the Institute of Assessing Officers, the "education wing" of the New York State Assessor's Association, which she joined in 1997. That was also the year she signed on with the Assessor's Office in the Town of Southeast, Brewster, where she is now the Town Assessor. Her Southeast responsibilities include inspecting properties, preparing the annual valuation, and helping the public.
Residential Accredited Appraiser It is no exaggeration to say that few Realtors® know the market value of real estate as well as Laurie. Her prestigious Residential Accredited Appraiser (RAA) designation, awarded by the National Association of Realtors® in 2006, is evidence of her broad knowledge and of a "high level of professionalism and commitment to the industry." (Full details in the press release.) Another measure of her commitment is the advanced training she regularly undertakes, such as the course she completed in 2005 in "Effective Negotiating for Real Estate Professionals." It was sponsored by the Women's Council of Realtors®. It's no wonder Laurie is well-regarded and successful in real estate, both as an appraiser/assessor and as a Realtor®.
Having a Positive Impact Laurie's idea of success is "having a positive impact on people's lives," a goal she's met many times over. Since 1994, Laurie has helped over 160 clients in Westchester, Putnam, Dutchess & Fairfield counties achieve the American Dream, buying single and multi-family homes, condos, coops and land ranging in price from $45,000 to $1,200,000 -- adding up to over $43 million in real estate purchases.
But Laurie's impact goes beyond homes bought. Attorney Peter Shafran, who's worked with Laurie and her clients, says "She's responsive, on top of things at all times, and most of all -- her customers love her." Systems Administrator Dave Baker, a repeat client, amplifies the assessment. "I've always been impressed every step along the way. I won't hesitate to do business with her again, and don't hesitate to recommend her to friends and colleagues."
Knowledgeable, Experienced, Motivated Laurie Bell's depth of knowledge, wealth of experience, and caring attitude have made her the Realtor® of choice in Hudson Valley towns. She's the mentor, coach, and advisor that buyers recommend with rational exuberance!
